02 · Design & Development Management

Hotel development management with someone in the room representing the owner.

From design brief through handover, we sit between ownership, design, and construction — protecting design intent, holding budget and programme honest, and making sure decisions land in the property rather than on a punch list.

Owner representation

Owner's representative and single accountable voice across the design team, technical consultants and contractor.

Design briefs

A brief that carries the concept into technical language designers can build against.

Consultant coordination

Architects, interior designers, MEP, kitchen and laundry, lighting and landscape coordinated to one programme.

Operational design reviews

Technical and operational reviews at each design stage — drawings read the way the property will be run, not only photographed.

Back-of-house & service planning

BOH circulation, service corridors, storage and staff facilities sized for real operations — where most projects quietly fail.

Budget & programme alignment

Development budget, FF&E and OS&E allowances and the critical path tracked against the opening date.

Value engineering

Cost reduction that protects what guests feel and staff rely on, not just the line item.

Decision management

A record of what was decided, when, and why — so the project stops relitigating itself.

FAQ

Design & development questions

How do you keep FF&E and OS&E budgets under control?

By fixing the operational brief early, tracking every package against the approved budget, and reviewing specifications for durability and replacement cost — not just first cost.

Do you replace the project manager or the architect?

No. We represent the owner's hospitality interests across the design team, ensuring kitchens, BOH circulation, guest flow and service areas are planned around how the hotel will actually run.

When should operational input enter the design process?

At concept and schematic design. Every stage after that makes operational corrections more expensive.
