01 · Strategy & Concept

Hotel concept development, stress-tested before capital is committed.

We work with owners at the stage where decisions are cheapest and most consequential — defining what the property is, who it is for, and whether the numbers behind it hold. Often the most valuable work here is deciding what not to build.

What we work on

Positioning first. Drawings later.

  • Market positioning

Where the property sits in its market, its competitive set, and the demand segments and ADR it can defensibly claim.

  • Concept definition

A concept with a point of view and a sense of place — specific enough to guide design decisions later.

  • Experience strategy

The guest journey, F&B concepts, wellness and public-space programming that give the property its character.

  • Facilities programming & area schedule

Key count, room mix, and front- and back-of-house area allocation tested against operating reality, not aspiration.

  • Feasibility & commercial logic

ADR, occupancy and RevPAR assumptions, GOP margins and returns pressure-tested before capital is committed.

  • Brand & operator strategy

Independent, soft brand, franchise or HMA — and what each path costs the owner in control, fees and exit value.

FAQ

Strategy & concept questions

Should the hotel be independent, soft-branded or managed under an HMA?

It depends on the market, the owner's appetite for control and the intended exit. We model each path — fees, distribution reach, brand standards and the effect on asset value — before you sign anything.

How do you test whether a concept is commercially viable?

We pressure-test positioning against a defined competitive set, build defensible ADR, occupancy and RevPAR assumptions, and carry them through to GOP and returns before design capital is committed.

What does a concept phase deliver?

A positioning statement, concept and experience narrative, facilities program with key count and area schedule, and a feasibility model your lenders and design team can work from.
